Am I Ready to Sell My Home?

Every day I’m struck by how many people question “Am I Ready to Sell My Home” and are stuck in what I call, “The Black Hole of Uncertainty” as it relates to moving. Particularly if you are thinking of selling your home, you get lost in this whole train of thought that sounds something like this, “I think I’d like to sell my home, but I don’t know where I’d go”, “I don’t even know how much I have to spend because I don’t know how much I can spend until I know how much my home is worth”, “I don’t want to have a Realtor come tell me what my home is worth until I’ve fixed x, y, or z”. Then they think, “Maybe I shouldn’t fix x, y, or z in my home because maybe the buyer won’t care and I won’t make my money back.” It goes on and on for people, and, often, I’m told that people waste 2, 3, 5, sometimes 10 years simply stuck in this black hole of uncertainty.

Sometimes people are staying in a home far bigger and more expensive than they want or need simply because they don’t know how to get out. If you are questioning, “Am I ready to sell my home?”, I would very strongly suggest you call me for what I call a moving consultation. This is not a pitch for me to sell your home or help you buy a home. I’d like to help you understand the process, get yourself unstuck, and hopefully help you make some really good decisions about how you can best meet your life goals.

You can contact me at 973.637.0004 or email me at Shannon@ShannonAronson.com, and I’d like to help you get out of the black hole of uncertainty. For more great real estate information, please be sure to visit my website at www.NJRealEstateDirect.com

The Chathams NJ

The Chathams NJ

If you find yourself curious about the Chathams NJ, you’ve come to the right place for some great information! The Chathams NJ consists of Chatham Borough and Chatham Township. The Chathams NJ are known as being quaint and historic. Although they share some services, such as the library, pool, tennis courts, parks and fields, and many hiking and biking trails to explore, there are some differences between the two towns.

Chatham Borough has a slightly smaller population and properties tend to be smaller and closer together. It is ranked the 18th best town to live in by New Jersey Monthly magazine. Downtown Chatham and the Chatham train station may be in walking distance to residents that live in the Borough. Chatham Township has a slightly larger population. Larger homes on more spacious properties can be found in the Township. Chatham Township is ranked the 36th best town to live in by New Jersey Monthly Magazine.

Looking for things to do in the Chathams NJ? Diana from our team recommends Castle Playground on Shunpike Road. Although it is not as large as Regatta Park, aka “The Ship Park” in West Orange, it is just as good and less crowded; However, the parking can get hectic. Another one of Diana’s favorite places to visit in Chatham Township is the Farm at Green Village. It offers a huge selection of indoor and outdoor plants. It is a bit pricey, but kids will enjoy visiting the ponds.

If you want to grab a bite to eat, check out Restaurant Serenade, located at 6 Roosevelt Avenue. This quaint restaurant offers high-end French food, and is perfect if you are looking for a place to celebrate a special occasion.  From the outside, the restaurant looks like a colonial house.  The inside boasts a somewhat modern décor and the ambiance is quite serene.  The restaurant is a bit on the pricey side, but it is definitely worth it!  The salmon and filet mignon are a couple of Diana’s favorite dishes, and the food is so good every time.

A family-friendly restaurant to try is River Grille, located at 34 River Road. They offer a fantastic microbrew selection, and the tasty American food is great!  You can’t go wrong with anything on the menu. Parking can be a little challenging especially during the evenings.

For more information on the Chathams NJ, borough or township, you can visit chathamborough.org or chathamtownship-nj.gov respectively.

Should You Apply for a Property Tax Appeal

Property Tax Appeal

Property Tax Appeal

As your trusted Real Estate Advisor, one of my main goals is to help people protect the value of their home. Taxes are an important part of the value of your home. How can you find out if the taxes you’re paying are too high, and if a property tax appeal is right for you? The first thing you want to do is know the approximate market value of your home, or how much your home is worth. Next, you want to find out what the assessed value of your home is, or the value the town assigns to your home. Each year, the state issues a ratio, known as the Chapter 123 ratio, that helps homeowners convert the assessed value of their home to the market value. Generally speaking, if the assessed value is more than 15% what the market value is, you may have a successful appeal. For more information and a video discussing how to apply for a property tax appeal, click here.  Please keep in mind that tax appeals can only be filed between January 1 and April 1 of the year.

You know you can always count on me for great real estate tips. If you have any real estate questions I can answer for you, please be sure to contact me. You can reach me by phone at 973.214.0691 or via email at Shannon@ShannonAronson.com. For more great real estate information, please remember to visit my website at www.NJRealEstateDirect.com.
