Madison NJ

madison-nj
Quaint and charming are the two words most often used to describe Madison NJ. It is the quintessential American town which is why it has been the backdrop for several movies and television programs. New Jersey Monthly magazine ranks Madison NJ as the 8th best place to live. Madison’s walkable downtown attracts locals with kids in tow and students from the town’s three campuses. Restaurants, shops, houses of worship, professional offices, a pool and a library can all be found in the historic and beautiful setting that is Madison NJ. Some of our personal favorite Madison NJ restaurants include Urban Pizza, Shanghai Jazz, and Stryxe. Urban Fire Pizza is a cool looking place and they have good brick oven pizza. Shanghai Jazz has really good, fresh Chinese food. They offer an upscale setting and live jazz music. There are only a couple of seating times, so reservations are highly recommended. The newly renovated Stryxe offers good finger food, a fully-stocked bar, bowling, and music. Stryxe is perfect for a family-friendly night out, a night out with your friends, or a date night! The perfect way to finish your night out in Madison NJ is at McCools Ice Cream. Shoppers make great finds at Statements Boutique, Time After Time and J&M Home & Garden.  Madison Borough is also home to two universities: Drew and Fairleigh Dickinson. Make sure to visit the Florence and Robert Zuck Arboretum and the Museum of Early Trades and Crafts.  The Shakespeare Theatre of New Jersey is a cultural treasure on the Drew University campus, just outside of downtown. For more information on the borough, click here.

Am I Realistic About My Home Search

Are you asking yourself, “Am I realistic about my home search”? If so, today I’d like to talk about what to do when you’re so frustrated with house hunting that you’d like to give up.  Typically, there’s one problem going on when people are very frustrated with house hunting and it’s understanding if their expectations are realistic.  The first thing I would suggest you do if you find yourself in this situation is look back at the houses that sold in your price range during the last 12 months.  There should be about 25-35% of those houses that you think you would buy if they were on the market today.  Otherwise, that might signal that you’re not really being realistic about how much house you can get for your money.

The second thing I would suggest you do if you are questioning, “Am I realistic about my home search”, and this is very important, is understand the average list price to sell price ratio in your area.  That means you need to take a look back at the last year and understand what percentage of their listing price most sellers were getting for their home. I can tell you along the Midtown Direct train line, where I help most people buy and sell homes, that number is pretty tight, usually between 97-99% of the listing price.  So, it doesn’t often help to think you’re going to find something for 80% of the listing price.

Lastly, I would tell you, give your Realtor permission to answer this question, “Am I being realistic about my home search and how much house I can get for my money?”  Now, if after doing that, you find that maybe you’re not so realistic about how much house you can get for your money, then I would suggest you just take a good hard look at your finances, perhaps consult a financial professional or a mortgage representative, and understand if there’s any flexibility you have in potentially raising your price range a little bit.

Myself, and anyone on my team, would be happy to help you find a home.  Please feel free to contact us. We can be reached by phone at 973-637-0004 or by email at Shannon@ShannonAronson.com. For great real estate information, please don’t forget to visit my website at www.NJRealEstateDirect.com.

Millburn Short Hills, NJ Real Estate Trends – Listing vs. Sold Prices

If a move to or from the Millburn Short Hills NJ area is in your furture, you may be wondering about the most recent Millburn Short Hills NJ Real Estate Trends. When we compare listing price and sold prices, it gives us a good indication of where the real estate market is heading. First, let’s understand the difference between a listing price and a sold price. The listing price is what the sellers are asking for their home, while the sold price is the amount a buyer is willing to pay. When we look at the chart below, we can see that over the past 12 months, the median listing price reached its highest point in January of 2016 and then began to decline. Listing prices rose slightly again in May and September but haven’t yet come near to the peak they saw in January. Median sold prices, on the other hand, have been much lower than the median listing prices for much of 2016; However, median sold prices saw a large spike in September of this year and continue to rise. Chatham Borough has a slightly smaller population and properties tend to be smaller and closer together. It is ranked the 18th best town to live in by New Jersey Monthly magazine. Downtown Chatham and the Chatham train station may be in walking distance to residents that live in the Borough. Chatham Township has a slightly larger population. Larger homes on more spacious properties can be found in the Township. Chatham Township is ranked the 36th best town to live in by New Jersey Monthly Magazine.

Although it is not as large as Regatta Park, aka “The Ship Park” in West Orange, it is just as good and less crowded; However, the parking can get hectic. Another one of Diana’s favorite places to visit in Chatham Township is the Farm at Green Village. It offers a huge selection of indoor and outdoor plants. It is a bit pricey, but kids will enjoy visiting the ponds.

If you want to grab a bite to eat, check out Restaurant Serenade, located at 6 Roosevelt Avenue. This quaint restaurant offers high-end French food, and is perfect if you are looking for a place to celebrate a special occasion.  From the outside, the restaurant looks like a colonial house.  The inside boasts a somewhat modern décor and the ambiance is quite serene.  The restaurant is a bit on the pricey side, but it is definitely worth it!  The salmon and filet mignon are a couple of Diana’s favorite dishes, and the food is so good every time.

A family-friendly restaurant to try is River Grille, located at 34 River Road. They offer a fantastic microbrew selection, and the tasty American food is great!  You can’t go wrong with anything on the menu. Parking can be a little challenging especially during the evenings.
