Curious about Millburn NJ?  Millburn Township includes the towns of Millburn NJ and Short Hills NJ and is a full service community. Although they share most services, they do maintain separate zip codes and post offices. There is a walkable downtown where residents can  enjoy local shops and restaurants. Party boxes are Kristen’s favorite to take away for events, group lunches, etc.  Diana’s favorite are the coleslaw sandwiches.  Beth likes the Gobbler sandwich.  La Strada Ristorante offers authentic Italian Cuisine and a large variety of dishes and wines. Diana loves their pizza and everyone on the Shannon Aronson team enjoys their salads.  Dining on their outside patio is delightful, and public parking is plentiful behind the restaurant.  The Coffee Mill Roasters is a great place to grab your morning java!  There are numerous houses of worship and professional offices. Recreational activities are available for all ages. A library, beautiful parks, tennis courts, a par 3 golf course and a community pool are available to residents.

Unique to Millburn Township is the Paper Mill Playhouse and the Cora Hartshorn Arboretum and BirdSanctuary. There is a train station in Millburn NJ and a train station in Short Hills. All students attending public school in the township of Millburn NJ attend Millburn Middle School and Millburn High School. Millburn Township ranks 39th in New Jersey Monthly Magazine’s 2015 ranking of best towns to live in.

Springfield, NJ Real Estate Market Trends – Listing vs. Sold Prices

If you are planning to buy a home in Springfield, NJ or if selling a home in Springfield, NJ is in your future, I thought it might be helpful to take a minute to talk about the current Springfield, NJ Real Estate Market Trends.  Before we do that, let me explain what the difference is between a “listing price” and a “sold price”. The price that a seller is asking for their home is referred to as the “listing price”. The dollar amount the buyers are willing to pay for the home is the sold price. When we start to compare the listing and sold prices, it gives us a good idea of where the real estate market is heading. The median listing and sold property prices are calculated based on the market activity each month. In looking at the chart that follows, we can see that the median listing prices in Springfield, NJ started to rise in the Spring of 2016 and have been remaining fairly steady through the Summer and now into the Fall. The median sold prices reached a low in December of last year and have been rising since, with the exception of a dip in June of 2016. The gap between the median listing and median sold prices started closing in the Springfield, NJ Real Estate Market in March 2016, with the median sold prices peaking in September, 2016.

If you are in the downtown Millburn Short Hills NJ area, you are within walking distance of the renowned Paper Mill Playhouse, the perfect place to take in an amazing show. The location is great, within walking distance of the Millburn Train Station, making it easy for folks to get to from NYC, Hoboken, and Jersey City.

A great place to have a bite to eat before or after a show would be The Common Lot. For a starter, I might suggest a bag of egg and crisps. This is one of their most popular appetizers! In addition, Common Lot is a BYOB, so make sure to grab your favorite bottle of wine before you go.

Another restaurant I would recommend, also within walking distance of the Paper Mill Playhouse, is the Moonshine Supper Club. One of my preferences is branzino and short ribs, perennial favorites on the menu. The Moonshine Supper Club offers a great wine selection, and the truffle fries are impossible not to eat!

When is the Right Time to Sell My Home

Many times people want to know,”When is the Right Time to Sell My Home”. I am struck by how many times people ask me how the local real estate market is doing.

Let me give you a recap of the first 6 months of 2016. We had a very robust Spring. Most homes sold at 88-89% of their list price. Homes in good condition and priced accordingly sold very quickly, and most were in multiple offer situations.

When is the Right Time to Sell My Home?

The second most frequent question I get is, “If I want to sell my house and I missed the Spring Market, I have to wait until next year, right”?  Interestingly, about 60% of homes on the market locally go under contract in the first half of the year, but 40% go under contract in the second half, and, truthfully, there are less homes on the market in the 2nd half of the year.  If you feel now is the right time for you to sell your home, there is still a large number of buyers out there every month throughout the year.

In terms of “When is the Right Time to Sell My Home”, I’d also like to point out that where we live, so close to NYC, our Spring market is driven by Wall Street bonuses, which typically get paid in December and January.  This means our buyers have money in their pockets in January, February, March, and April.  It’s an earlier Spring market than we see in other parts of the country.

The problem is, when someone calls me in February or March, thnking of putting their home on the market, it’s very hard to put the home in its best light with exterior pictures and landscaping, etc.  My advice to you is, if you’re thinking about selling your home at any point over the year, please call me now.
